Q - What is a Non-Conventional Mortgage?
A non-conventional mortgage is defined, in its simplest form, as a mortgage for a borrower that does not meet normal bank or credit union lending criteria.
Q - Why may I not meet the normal lending criteria of my Financial Institution?
There are many reasons why you may not fit your Bank's or Credit Union's own lending criteria and these reasons may have nothing to do with whether or not you are a good client. In fact, the primary reason this program exists is to ensure that your Financial Institution can maintain their relationship with you.

Our job is to find you the most cost effective mortgage solution given your current circumstances where you do not qualify for conventional financing. Spectrum has access to the widest range of funding sources and options to the extent that it is almost always possible to obtain a mortgage solution for you – if a solution is available anywhere in Canada – we will have access to it! Working with Spectrum you can be sure that we will explore every one of these available options. We will present you with an initial 'Mortgage Illustration' showing a number of different ways in which you can achieve your objective - allowing you to decide upon the best solution for your circumstances.

Your mortgage will almost certainly be your single biggest financial commitment so it's obviously important that you get the very best advice available.
